The industrial to commercial evolution is well documented with surge in former yards being transformed into work/live/play destinations. However, the repurposing of existing commercial real estate to serve high-tech and content development studios requires a different approach to building system planning and implementation.

RETAIL TO CLASS A OFFICE / SHELL & CORE

Bringing new life to the historic 1914 Lord & Taylor building in New York City, the property was being converted and marketed as speculative office space with ground-floor retail.

Attracting our client, the shell and core systems needed modifications to serve the tenant’s high-technology needs. Critical shell and core power and cooling systems were redesigned to accommodate the 690,000 sf tenant space that features MDF, lab, and workspaces.

WAREHOUSE TO HEADQUARTERS / SHELL & CORE 

Conversely, transforming a high-volume space initially programmed as a fulfillment center into a state-of-the-art corporate headquarters required a different approach. Critical to the success of this project was the team’s ability to translate stakeholder objectives into constructible solutions within the 4-month design schedule and achieve LEED® Silver CI certification.
